The North Barrington Median Is Three Markets Stacked. Here's How Each One Actually Prices.

A buyer who has spent an hour on the portals will tell you the North Barrington market runs somewhere in the seven figures, softer than Wynstone alone, firmer than Barrington village. The number is real. The market it describes is not. North Barrington is fewer than five square miles and roughly 1,100 homes, and inside that footprint the village runs three parallel ownership structures with different fee stacks, different access rights, and in some cases different school districts. The "median" is what you get when you average them together and lose the mechanism.

The friction shows up at the offer stage. Two homes with the same square footage on the same evening tour can carry a $6,500 annual difference in association dues, sit in different school districts, and require different levels of approval for a landscape change. If you are comparing North Barrington against a Barrington Hills estate or a Long Grove cul-de-sac, you are not comparing one market. You are picking a tier.


Tier One: Wynstone, Where the POA Is the Product

Wynstone is the layer most buyers picture when they hear "North Barrington gated." It sits on 750 acres northwest of Route 12 and Miller Road, on land that was the country estate of Chicago philanthropist W. Clement Stone. Stone teamed with Jack Nicklaus Development Corporation in 1985, the acreage was annexed into the Village of North Barrington in 1986, and the first residents took occupancy in 1988. The community holds 437 homesites: 327 estate homes, 80 maintenance-free homes, 8 golf villas, and roughly 22 remaining vacant lots.

What that history buys the current owner is not the golf course. It is the infrastructure. The Wynstone Property Owners' Association maintains the private road network, the water treatment plant, the common areas, and a 24-hour public safety department that runs gate access through an ABDi system letting residents clear guests from a phone. Annual POA dues run $6,555.52, billed quarterly, with separate water charges and, in certain sections, sub-association fees on top. The club itself, The Club at Wynstone, is a separate optional layer covering golf, dining, tennis, pickleball, pool and fitness.

The internal geography also matters more than the median suggests. Wynstone is subdivided into named sections — The Pointe, The Falls, The Enclave, The Grove, Village and Country Homes, Golf Villas — each with its own price band, lot shape, and view type. The Pointe wraps Dog Bone Lake with wetland and golf frontage and homes in the 4,100 to 7,500 square foot range. The Golf Villas are duplex and small in footprint. Public listing data in May 2026 showed eight Wynstone homes active at an average list price of $1,790,612, ranging from roughly 3,113 to 14,092 square feet, with HOA line items in the $83 to $546 monthly range depending on sub-association layer and annual property taxes averaging around $21,109. What you are actually paying for above the house is a self-contained municipal service package the village itself does not provide.

One line item catches new owners: the Architectural Review Committee. Exterior changes, including landscaping, require ARC approval. That is a real closing-adjacent detail. A buyer who assumes they will repaint the trim, pull a hedge, or drop a pool the summer after closing needs to price in a review cycle before writing that scope of work into a budget.


Tier Two: Biltmore Country Estates, Where the Club Is Optional

The second layer predates Wynstone by six decades and prices on a different curve entirely. The original Honey Lake subdivision, called Biltmore Country Estates, was platted in 1926 and included the Biltmore Country Club, which the IRS records as chartered in 1937 at 160 Biltmore Drive. The subdivision reads older on the ground — homes were built between 1934 and 2007 — and the ownership structure is inverted from Wynstone. There is no gate, no private road system, no in-community public safety department. There is a country club adjacent to the neighborhood that residents can join.

The membership is where the "amenity" lives. Biltmore Country Club membership opens access to golf, tennis, dining, and to Honey Lake itself with its beach and an Olympic-sized pool. Residents who skip the membership own a home in a wooded pocket of North Barrington and take their swimming somewhere else. Residents who join get a lake-and-club lifestyle for a dues line, not a mortgage line.

The math sits well below Wynstone's. Recent listing activity in Biltmore showed an average list price near $687,000, with homes ranging from about 1,196 to 8,468 square feet and average annual property taxes near $10,311. That is roughly half the tax load of a comparable Wynstone estate section home, and it is the number that pulls the village median down when a Biltmore closing lands in the same month as a Pointe closing. A buyer who reads the village median and expects Wynstone-tier finishes is going to be surprised on the tour. A buyer who reads the village median and expects Biltmore-tier taxes is going to be surprised at the closing table.


Tier Three: The Unincorporated and Off-Association Layer

The third layer has no association at all. These are the estate parcels tucked into pockets like Oaksbury and Signal Hill, on lots that run two to nearly five acres, sometimes with co-owned ponds, sometimes backing to forest preserve. The Signal Hill / Biltmore Country Estates area cross-references with adjacent Lake Barrington and Tower Lake submarkets and pulls listings from several ZIP codes, so the "neighborhood" the portal displays is a search radius, not a governance boundary.

Here the carrying cost is what it looks like on the tax bill and nothing else. There is no POA, no ARC, no gate. The trade is straightforward. You get acreage and privacy. You do not get shared amenities, and you do not get anyone else responsible for the road, the well, or the septic. For a buyer moving from Wynstone or from a suburban HOA elsewhere, that shift from "someone else handles it" to "I handle it" is the single most under-priced friction in the North Barrington tour.

Two Lines On the Map the Median Doesn't Show

The village boundaries hide a school district split. Most North Barrington homesites sit in Cuba Township and are served by Barrington School District 220. The eastern portion of the village sits in Ela Township and is assigned to Lake Zurich School District 95. Wynstone itself is served by both Ela and Cuba Township lines and by both districts depending on the specific homesite. A buyer whose short list depends on district assignment cannot resolve this from a portal filter. It has to be confirmed per address during due diligence.

The second invisible line is architectural. Inside Wynstone, the Covenants, Conditions and Restrictions and the Architectural Review Guidelines govern what an owner can change. Outside Wynstone, the village and, in unincorporated pockets, Lake County code apply. Two homes a quarter mile apart can have entirely different rules for a garage addition, a fence, or a landscape overhaul. The distance between them on a map is not the distance between them at permit.


What This Means When You Tour

When you set up your first afternoon in North Barrington, the useful sort is not price. It is tier. A morning at a Wynstone estate section home and an afternoon at a Biltmore Colonial and an early evening at an unincorporated Signal Hill parcel will teach you more about your own preferences than a week of scrolling. You will know within three tours whether you are paying for infrastructure, for a club, or for acreage. The village median cannot answer that question. It is the number that appears when the question has already been answered by whoever happened to close that month.

For a seller in North Barrington, the same logic runs in reverse. A pricing strategy that leans on the village median rather than the correct tier comparison is what produces a long days-on-market number. The right comparables live inside the correct ownership structure, not inside the ZIP code.
