GET CLEAR
We talk through what you want, what you can comfortably afford, and what matters most. Defining this up front lets you move with confidence when the right home appears.
Your part: talk honestly about budget, must-haves, and timeline.
GET READY
You meet with a lender to get pre-approved, and your attorney is in place. When it's time to make an offer, the listing agent sees a buyer who is ready and easy to work with.
Your part: complete the lender pre-approval.
SEARCH AND SHOWINGS
I set up your search, line up showings, and talk with the listing agents before we visit. After each tour you get my honest read on every home.
Your part: tour homes and tell me what you liked and didn't.
WRITE THE OFFER
I use comparable sales to define a realistic value range. We write an offer you're comfortable with, built around what the seller wants, which I find out by asking the listing agent directly.
Your part: choose the price and terms you're comfortable with.
UNDER CONTRACT
Attorney review, inspection, appraisal, and final loan approval all happen in this stage. I coordinate each one and keep you updated so nothing surprises you.
Your part: schedule the inspection and respond quickly to your lender.
CLEAR TO CLOSE
The lender signs off, we do a final walk-through, and you review your closing numbers before the day. Anything that looks off gets fixed first.
Your part: wire your closing funds as your attorney directs and attend the walk-through.
CLOSING DAY
You sign, you get the keys, and the home is yours. I'll check in after you've settled in.
Your part: bring your ID.
